This Indenture made the eighth day of January in the Fifth year of the Reign of our Sovereign Lord George the Third by the Grace of God of Great Britain France and Ireland King Defender of the Faith and so forth and in the Year of our Lord One Thousand Seven hundred & sixty five, Between Gabriel Manigault of Charlestown in the Province of South Carolina Esqr. of the one part and the Charlestown Library Society of the other part Witneseth that the said Gabriel Manigault out of the Regard and Esteem he hath to the said Society and in order to Encourage the Laudable Designs & Undertakings of the same and also for and in consideration of the Yearly Rent hereby Reserved and other good Causes & Considerations him moving hath Demised and to Farm let, and by the Present doth Demise and to Farm let and Set unto the said Charlestown Library Society [illegible] that large Room being the whole of the upper Floor or Top Story of that Brick Building lately erected by him the said Gabriel Manigault situate and being in Union Street in Charlestown aforesaid & Butting & Bounding to the East on Union Street aforesaid To the North on a Street or Alley called Dennises Alley leading from Union Street aforesaid Westward to the Street called Church Street to the West or the Land belonging to the said Gabriel Manigault, and to the South on Lane Gateway or Passage belonging to the said Brick Building Together with the [unreadable] Libertie of Ingress [unreadable] and Regress Way or Passage at all Reasonable Times during the Term hereby Leased unto and from the said Large Room out of into and in by [unreadable] through the Lane Gateway or Passage belonging to the said Brick Building on the South Side of the same and also all other Ways Passages Lights Easements Profits Commodities and appurtenances whatsoever to the said Large Room & Premises hereby Leased belonging or in any wise appertaining or accepted Reputed Taken or known as Part Parcel or Member of the same, To have and to hold the said Large Room being the whole of the Upper Floor or Top Story of the said Brick Building with the Liberty of the Passage to and from the same through the Lane or Gateway aforesaid and all and singular other the Premises herein before Leased with their and every of their appurtenances unto the said Charlestown Library Society from the Day next before the Day of the Date hereof for and during and unto the full End of Term of Twenty one Years from thence next ensuing and fully to be compleat and Ended Yielding and paying therefore unto the said Gabriel Manigault his Heirs and assigns the Yearly Rent or Sum of Ten Shillings lawful Money of the Province aforesaid on the Eighth Day of January Yearly & every Year during the said Term of Twenty one Years and the said Charlestown Library Society so Covenant Promise & Agree to and with the said Gabriel Manigault his Heirs and assigns by these Present that the said Society shall and will Yearly of Every Year during the said Term hereby Granted will and truly Pay or Cause to be Paid unto the said Gabriel Mnaigault his Heirs or Assigns the said Yearly Rent or Sum of Ten Shillings lawful Money of the Province aforesaid according to the Reservation thereof aforesaid and the true Meaning of these Present In Witness whereof the said Gabriel Manigault hath hereunto Set his hand and Seal and the President of the said Charelstown Library Society hath also Set his hand & Caused the Common Seal of the said Society to be hereunto Put this Day and Year first above written.
